Before anything else, we sit down with you to understand your vision, your priorities, and what a successful project looks and feels like. We call this your Conditions of Satisfaction — a clear articulation of what will make you genuinely happy with the finished result. It's not a brief. It's a reference point that guides every decision we make together throughout the project.

This is also where we get honest about fit. We're selective about the projects we take on — not because we're difficult to work with, but because we only commit to projects we're confident we can deliver exceptionally well.

High-performance building requires the right people around the table from the start.

We work with architects, engineers, and specialist consultants who understand what it means to build to Passive House and healthy building standards. Where you already have a design team, we work closely with them. Where you don't, we can help connect you with aligned professionals whose work we know and trust.

The goal is an integrated project team — everyone working from the same set of goals, with early input from all disciplines. This collaborative structure prevents costly late-stage changes and produces far better outcomes than a traditional sequential process.

Technical Design

4–8 Weeks

Where the building takes shape — technically, thermally, and architecturally.

This is the most technically intensive phase of the project. We work through the building envelope, insulation strategy, airtightness detailing, glazing, shading, mechanical systems, and energy modelling — all collaboratively, with the full project team involved in key decisions. Every element is assessed for thermal performance, embodied carbon, and health impact before it's confirmed.

Before you commit to the detail, we make sure the project stacks up financially.

Once the design and performance strategy is resolved, we obtain preliminary third-party pricing across the major elements of the project. This gives us an honest, independent read on where the budget sits before you invest time and energy in detailed material selections and finishes.

If the numbers don't stack up, we work through the options together. The goal is that you never arrive at the end of a long design process to find the project isn't viable. That's a failure of process, not just budget management.

The Details
Selections & Finishes
4–6 Weeks

Every material, every finish, every fixture — decided before the build begins.

Working methodically through exterior cladding, roofing, windows, joinery, flooring, wall finishes, plumbing and electrical fixtures, and special systems — every selection is confirmed, specified, and priced before we move forward. Nothing is left to be decided on site.

For each selection, we consider performance, health impact, embodied carbon, durability, and cost. We're not here to tell you what to choose — but we will tell you honestly when something doesn't align with the goals you've set for the project.

You'll know exactly what you're building, exactly what it costs, and exactly what you're signing. No contingency surprises. No substitutions halfway through.

We present this together, walk through every line item, and answer every question before you sign off. When you commit to the build, it's with full confidence — not hope.

Project Duration

With every decision already made, the build phase is about execution — not improvisation. You'll receive regular progress updates, clear communication on programme and budget, and transparent reporting throughout. We maintain quality oversight across every trade on site.

At handover, we walk through the home with you in detail — explaining how the systems work, what to expect as the building settles in, and what ongoing maintenance looks like for a high-performance home. You'll leave with a home you understand, not just one you own.
